CASE STUDY: HOW A GLOBAL INDUSTRIAL LEADER UNLOCKED NON-TRADITIONAL RETURNS FROM REAL ESTATE FOR ENVIRONMENTAL, SOCIAL, AND BUSINESS IMPACT

In today’s rapidly evolving business landscape, sustainability is no longer just a buzzword; it’s a strategic imperative that drives long-term value. Leading companies are seeking innovative ways to generate returns that go beyond financial metrics, creating positive social and environmental outcomes as part of their growth strategies. This case study showcases how Creekbank Associates partnered with a global industrial corporation to transform their approach to real estate management, delivering not only financial returns but also meaningful environmental and social benefits.

The Challenge: Identifying New Value Streams from Extensive Realty Assets

Executives from a global industrial corporation, overseeing more than one million acres of real estate assets across multiple continents, were under pressure to do more than just comply with environmental regulations. Their board had set a new directive: “do more better.” This call to action demanded that executives find innovative ways to use their realty assets to save money, generate revenue, and improve their social and environmental impact.

However, corporate leaders faced significant obstacles:

  • Unclear Strategy: They were unsure how to select project sites for maximum benefit, lacking a cohesive approach to project identification and execution.
  • Cultural Resistance: There was a lack of internal buy-in, with some leaders not fully embracing these initiatives.
  • Knowledge Gaps: The organization had limited expertise in aligning environmental performance metrics with business dynamics.

Given these challenges, the corporation needed a trusted partner with deep experience in sustainability strategy to help them move forward with confidence and clarity.

Our Approach: Strategic Solutions for Nature-Based Impact

Creekbank Associates was brought in to develop a structured, data-driven strategy that could integrate business, social, and environmental metrics. We worked closely with the client to craft a roadmap that aligned their real estate strategy with sustainability goals. Our comprehensive solution focused on three core areas:

  • Strategic Business and Project Solutions: We designed a decision support toolbox that allowed executives to make informed decisions about where to implement nature-based solutions (NbS) across their asset portfolio. This included evaluating properties for environmental uplift potential, quantifying financial returns, and appraising social benefits.
  • Internal Engagement and Education: We conducted workshops and training sessions across the company to ensure alignment and support from key stakeholders. This internal capacity building empowered leaders and staff to understand and champion sustainability projects.
  • Implementation and Communication Tools: We developed a scalable, web-based dashboard for tracking NbS projects and created templates for public communications that showcased the company’s progress toward environmental and social commitments.

Results: From Industry Laggard to Sustainability Leader

Our engagement resulted in swift and meaningful changes, positioning the corporation as a leader in integrating NbS into their business operations. Key outcomes included:
  • Improved Decision-Making: Leaders gained a robust asset evaluation framework, enabling them to make strategic decisions about which sites to prioritize and how to balance environmental, social, and financial returns.
  • Stronger Internal Support: Through workshops and training, leaders across divisions became engaged and supportive, viewing NbS as a tangible way to drive both sustainability and business value.
  • Enhanced Public Reputation: The company’s new approach to managing its real estate assets elevated its reputation as a sustainability leader within the extractives industry, shifting public perception from being a laggard to a pioneer.

Ultimately, the company launched a new global group focused exclusively on sustainability initiatives, demonstrating its commitment to sustainable growth and setting a new standard for integrating environmental and business outcomes.

Building a Roadmap to Triple Bottom Line Impact

This case study illustrates how a structured, well-supported strategy can unlock tremendous value from existing assets. By aligning sustainability efforts with business objectives, companies can achieve triple bottom line outcomes—financial, social, and environmental. If your organization is looking to navigate similar challenges and opportunities, Creekbank Associates is here to guide you through every step of the journey.

KEY IDEA

tactful outside leadership directly applied from within the enterprise can be surprisingly effective.

How Creekbank Turned Internal Conflict Into Enterprise-Wide Alignment

The overarching purpose of this engagement was to provide our client with the in-house environmental and sustainability leadership expertise they needed in the way that worked best for them within their current dynamics. This approach balanced value and risk for the enterprise to avoid further stall-outs and wasted resources. In the course of the full engagement, Leader Jody Bickel guided the executive team and other key leads through the following stepwise sequence:

  1. Stakeholder Engagement: The fractional leader started by engaging key stakeholders (executive team, department heads, and key external stakeholders). Understanding the diverse perspectives represented in this group was essential to unearth the root causes of the growing strategy divergence.
  2. Assessment of Current State: A deep-dive analysis was conducted into the company’s existing strategy, operations, and internal communication processes. This helped identify areas where strategic and operational misalignments were most pronounced.
  3. Creating a Shared Understanding: A series of workshops and facilitated discussions with senior leadership were then used to clarify where the enterprise’s approach interacted and affected multiple departments and programs. This exercise was crucial to bringing new understanding to and cooperation from entrenched line staff. A key part of this was redefining how new and existing programming aligned with enterprise-wide goals, ensuring every department understood the broader purpose and direction.
  4. Mediation of Conflicts: As internal tensions emerged, Creekbank Associates Chief Coach Jody Bickel used conflict resolution techniques to bring leaders together. Facilitated meetings allowed each department to voice concerns and perspectives and provide for a unified path forward.
  5. Aligning Operations with Strategy: As an internal leader, Jody Bickel worked closely with operational teams to adjust processes that were misaligned with the broader environmental strategy. This included creating new workflows, revising performance metrics, and optimizing resource allocation to support environmental compliance and voluntary sustainability goals.
    1. Aligning teams around shared sustainability goals often requires unlocking new efficiencies from existing people and systems. Here are 10 proven ways to get more from your internal sustainability team.
  6. Communication Plan: To address the confusion among external stakeholders, a new holistic communications strategy was developed. Clear and transparent updates were shared with investors, clients and the public about the company’s environmental direction.

The Results for Our Client

By leveraging Creekbank Associates’ services, the company was able to align its teams around a common purpose, improve operational efficiency, and rebuild trust with stakeholders—all while maintaining its commitment to optimized environmental and business performance. Engaged as the fractional leader-changemaker, Jody Bickel’s ability to facilitate communication, mediate conflicts, and strategically align departments played a pivotal role in transforming the organization’s trajectory. Our client’s results included:

  • Unified Strategy and Execution: The enterprise successfully aligned its environmental strategy with its operational execution. New levels of understanding and clarity allowed for improved 1-1 and cross-functional team member collaboration. Both short-term and long-term goals were incorporated into every department’s performance indicators.
  • Greater Efficiency: Operational processes were streamlined, with teams working collaboratively toward common objectives. The reduction in interdepartmental conflicts improved productivity and morale.
  • Stakeholder Confidence Restored: With the external stakeholders now clear about the enterprise’s goals and path to progress, trust was reinvigorated. Investors, clients, and partners were confident in the company’s ability to fully deliver on its environmental strategy.
  • Environmental Reputation as Core Business Value: The enterprise effectively integrated a unified, cross-divisional approach to environmental performance into its core business strategy.
  • Avoided Costs and Lower Turnover: Operational efficiencies were realized through better resource allocation and collaboration. The results included saving money through avoided costs, as well as decreasing staff distress and turnover.

This case study shows that transformational leadership doesn’t always require a full-time hire—it requires the right expertise, applied at the right moment. For organizations navigating the complexity of environmental strategy, engaging a fractional leader can catalyze change, rebuild alignment, and turn potential stall-outs into measurable progress.

This type of engagement is just one example of how Creekbank’s services help organizations unify compliance, operational excellence, and environmental leadership.
